Açıklama

1. STRUCTURE
1.1. All building structures
will be constructed as seismic reinforced concrete as specified in the project plans and drawings and in accordance with the TRNC planning regulations
.
2. WALLS
2.1. Perforated clay bricks will be used on all external walls of buildings such as the buildings specified in the project plans and drawings.
2.2. All external walls will be covered with thermal insulated panels coated with fibre-reinforced, high-strength, polymer-modified cement plaster mortar, used for plastering thermal insulation panels (XPS, EPS). 2.3. The ceilings of the external terraces and eaves are covered with wood-like coating. 2.4. The interior walls are made of plasterboard and 3 standard layers of cement plaster mixture and covered with plaster and paint. 2.5. Ceilings are plasterboard for suspended ceilings and a standard 3 coat cement plaster mix for other areas. All surfaces are completed with final coat of plaster and paint. 2.6. Dulux or equivalent quality paints are used in painting.

3. CEILINGS

3.1. The villas have a low roof slope to allow rainwater to drain and are thermally insulated. 3.2. Infrastructure for future PV solar panels will be installed on every roof and, if legislation allows, solar panels will be installed.

4. WET SURFACES IN THE BATHROOM
4.1. Bathrooms and toilets will be covered with two layers of non-slip ceramic coating on cement plaster and 3 layers of cement-based waterproofing (Weber or equivalent).
4.2. The walls of the shower area are covered with tiles.
4.3. If the villa is purchased off-plan and is not currently under construction, buyers
have the option to choose the colour/type of wall and floor tiles. Any additional costs will be borne by the buyer and will be collected from
buyers (see section 15).

5. INTERIOR FLOORING TILING
5.1. All interior flooring is laid on leveled concrete floors.
High quality porcelain tiles are used as standard in all houses.
When necessary, 7 cm high skirting boards of the same material are installed.
5.2. If the villa is purchased off plan and is not currently under construction, buyers have the option
to choose the color of the floor tile type in the interior.
Any additional costs will be at the buyer's expense
and will be collected from the buyers (see section 15)
>5.3. Exterior terraces and balconies are covered with 2 layers of cement-based waterproof insulation.
These areas will be completed with non-slip porcelain tiles and 7 cm high skirting boards.

6. WINDOW BUTTON
6.1. It will be made of marble/porcelain

7. DOORS AND WINDOWS
7.1. All interior doors are American Press type (or equivalent). Interior door
handles, stops, locks and hinges of interior doors are made of high quality materials
7.2. All external doors and windows will be double glazed and insulated.
Aluminum system with all devices and fittings. The color of aluminum windows and doors will be dark grey.

8. BEDROOM
8.1. All bedrooms are equipped with floor-to-ceiling built-in wardrobes.
8.2. If the villa is purchased off plan and is not currently under construction, buyers have the option
to choose the color of the cabinets.
Any additional costs will be charged to the buyers
(see section 17)

9. FIRST FLOOR KITCHEN AND USER ROOM
9.1. The fitted kitchen and utility room were built according to the original plans and drawings. Countertops will be made of granite or similar material.
9.2. If the villa is purchased off-plan and is not currently under construction, buyers have the option of choosing granite or similar colours. (see Chapter 17)
9.3. There is a hood, stove, oven, dishwasher, washing machine and refrigerator with freezer compartment.

10. POOL KITCHEN ON THE GROUND FLOOR
10.1. Ready-made kitchens are installed according to original plans and drawings.
Drawings. Countertops will be granite. There is a single refrigerator/freezer
10.2. If the villa was purchased off-plan and is not under construction, buyers will have the opportunity to choose the colors of furniture and granite.
(see section 17)

11. SLUMBING
11.1. All sanitary materials are from Duravit, Vitra (or equivalent) brands. All toilets are wall mounted and have integrated cisterns.
11.2. All showers have built-in cabinets and feature glass doors, water taps and shower heads, etc. Contains. (Hans Grohe or equivalent)
11.3. There is a toilet paper holder and towel rack in every bathroom and toilet.

12. MECHANICAL EQUIPMENT – HEATING AND COOLING
12.1. The central inverter air conditioning system provides hot and cold air conditioning through wall ducts in all bedrooms.
12.2.A SAHP water heating system (or equivalent) is installed in each villa to provide instant hot water 365 days a year.
12.3. Underfloor heating in each villa is provided by a wet pipe system heated by an air heat pump.
12.4. All sewer pipes are specified in project plans and drawings.
