1. GENERAL FEATURES OF TYPE FLATS
All flats on the site will be built using C30 reinforced concrete. Basement floor raft foundation system in accordance with BC III equipment earthquake regulations, and basement tanking system will be used for insulation. Ecotherm brick system thermal insulation will be applied on external walls. The relevant flat is on the ground floor, kitchen, living room and terrace, 1 en-suite bathroom on the upper floor, 1 bedroom (3 different types) in total, bathroom-toilet, 1 terrace, stairs.
2.FLOOR WORKS.
Ground floor and kitchen; Ceramics, Terraces; Ceramics, Stairs; Natural Marbles, Travertine, Granite Ceramics and Veneers. 1st Floor Bedrooms: Laminate parquet and ceramic, Bathroom - Toilet: Ceramic or Granite Ceramic (Full elastic liquid insulation will be used in wet areas.) Roof terrace: Water insulation will be made with XPS sponge. FLOOR; In kitchens, except for bathroom cabinets and countertops, special adhesive will be applied between the countertops and bathroom cabinets up to the ceiling.
3.KITCHEN CABINETS
Kitchen cabinets will be made in accordance with the laminate equivalent details prepared in the relevant project. All facing cabinets will be made of glossy or matte chipboard material. There will be a sufficient number of shelves and drawers in all counter cabinets. In addition, equivalent stainless steel sinks with 1.5 sinks will be available.
4. BEDROOM CABINETS
Bedroom cabinets will be made in accordance with the details of the relevant project and considering whether they will be made of glossy or matte chipboard. There will be a sufficient number of shelves, drawers and hangers in the cabinets in question.
5. WOODEN FRAME AND DOORS
All bathrooms, toilets, kitchen corridors and interior doors will be prefabricated MDF coated wooden doors. There will be locks and stoppers on the doors. The entrance door of the flat will be an antibacterial, wood-look composite door. There will be a lock, door handle and peephole suitable for the card entry system.
6. ALUMINUM, WINDOW AND DOOR
Window and terrace exit doors, SAPA brand or similar suitable for the project according to their model and size. It will be made of aluminum. The glass to be used will be tempered comfort glass. Fixed aluminum shutters (wooden appearance) will be used on the edges of the 1st floor terrace. (Functional ones are optional) Terrace and stair railings will be aluminum railings and glass railings respectively.
7.WATER TANKS
The water of the flats will be an automatic float booster from the central water tank of the site. There will be a Vestel brand or similar electric heater with a capacity of 80 liters for hot water.
8. BATHROOM-WC EQUIPMENT
All bathroom and WC equipment (shower cabins, soap dispensers, paper holders) will be stainless steel. . All fixtures will be 1st class and chrome plated, suitable for use in wet areas.
9.ELECTRICAL INSTALLATION
Transformer building controlled, designed and approved by the TRNC ELECTRICAL CORPORATION as shown in the layout plan. Street lighting in accordance with TRNC ELECTRICITY CORPORATION standards will be installed on all private and main roads. There will be generators to feed common areas and flats on the site. (Generator use will be charged in addition to the maintenance fee.) Grounding line, brake and electricity meter at certain points determined by the TRNC ELECTRICITY CORPORATION. All electrical installations will be installed and controlled according to TRNC ELECTRICAL CORPORATION standards. All materials used in electrical will be Mem, Wylex, Tenby, Ashley or equivalent. A video intercom device will be placed at the apartment entrance. There will be infrastructure to provide central TV, internet and telecommunication connections to the flats. Camera and alarm system infrastructure will be installed in the flats. There will be a controlled barrier system at the entrance of the site.
10.INTERIOR, EXTERIOR PAINTING AND FACADE WORKS
According to the attached plan, the exterior of the construction will be finished with three layers of plaster and final finish. There will be one layer of acrylic paint. The interior facades of the plan will be 1st quality elastometric paint after three layers of plaster. Before painting, all surfaces will be cleaned and sanded, and then the painting process will begin.
