GENERAL SPECIFICATION

This document defines the technical specifications of the "AURORA" residential project's housing blocks. The Technical Specification outlines the general design and implementation principles, as well as provides an overview of the systems and materials to be used. All architectural materials used in the visuals, including sanitary ware, joinery, and doors, will be specified. The brand, design, color, and model will not constitute the basis for the manufacturing to be carried out.
FOUNDATION EXCAVATION
REINFORCED CONCRETE FRAME WORKS
FOUNDATION FILLING WORKS
CONCRETE ON TOP OF AGGREGATE

-The structures are made in accordance with the static project prepared and approved  according to the current legislation, designed with TS708 reinforcement steels and TSEN197/1 Portland cement.

BRICKS WORKS

-Exterior walls built with 10x25x30 horizontal bricks, interior walls built with 10x20x30 vertically placed bricks. Good quality fired perforated bricks 1:2:8 (cement:lime:sand) ratio is built by using mortar.

EXTERIOR PLASTER WORKS

After all surfaces are cleaned, the first layer is applied at a ratio of 1:3 (cement: sand) and with water, not exceeding 0.5 cm. Plaster mesh is laid on the joints of columns and beams with the wall. In second layer plaster, the surfaces of the slabs, which were previously removed with a plumb line at 2 m intervals, are filled with a 1:2:8 (cement:lime:sand) mortar and/or ready-made plaster, and their surfaces are leveled with a gauge. It is applied by rubbing.


INTERIOR PLASTER WORKS

After all surfaces are cleaned, it is applied on the walls at a ratio of 1:3 (cement: sand) and with water, not exceeding 0.5 cm. The connection of columns and beams with the wall. plaster mesh is laid in their place.2. hand plaster 1:2:8 (cement:lime:sand) ratio mortar and/or readymade plaster, the gaps of the slabs, which were removed at 2 m intervals, are filled and their surfaces are leveled with a gauge. On the third hand, gypsum plaster and satin plaster are applied. On Ceilings: After the floor is ready for plastering, a mesh is laid on the hollow block ceiling and gypsum plaster and satin plaster are applied on the montotex or equivalent material, and gypsum plaster and satin plaster are applied on the gypsum board


                                           
                                  GENEL SPACIFICATION


SCREEDS

The screeds in closed areas are dry screed and will be smoothed by rubbing the surfaces with a helicopter. However, in wet areas and open areas, 300-dose screed mortar is leveled with slabs beforehand and leveled with a screed.


INSULATION WORKS

After all the surfaces to be insulated are cleaned of dust and burrs, necessary modifications are made and they are made ready for isolation.

A) 2 layers of bitumen into the foundation connection beams based primer is applied .

B) After applying 1st hand cement-based semi elastic insulation material to the bottom of the walls of 1 m wide in terraces, and to the entire area on the balconies, a net is placed on it, 2. hand semi-elastic cement-based insulation material is applied.


C) Cement-based insulation is applied without 2 hand nets up to a height of 50 cm on the floor, on the walls of the room, and up to 2.2 m in places with showers, in wet areas.


D) Bitumen lining on the eaves, AL on the 3 mm carpet type insulation material. gilding paint is applied.

E) AL on 3 mm carpet type insulation material on the roof of 1+1 Lofts. gilding paint is applied.

F) After applying 1st hand cement-based semielastic insulation material on the roofs of buildings in villas, a net is placed on it, 2. After the semielastic cement-based insulation material is applied, the screed is poured and 2 hand application type insulation is applied again.

ELECTRICAL WORKS

It is made in accordance with the project prepared and approved according to the current legislation and KIB-TEK rules. The materials are selected by the project authors.


CERAMIC ADHESIVES

Ceramic adhesive in C1TE standard is used indoors and C2TE standard is used outdoors.


FLOOR FLOORING & TILE WORKS

Interiors: In all buildings The areas in each of the bedrooms will be covered with ceramics with ISO 10545 standards, in the colors and sizes to be determined by the project owner. Dimensions 60*120 Wet areas: The walls in all wet areas will be covered up to the ceiling with tiles in colors and sizes to be determined by the project owner, complying with ISO 10545 standards. Bedrooms: The floors of all bedrooms will be covered with wooden textured laminate flooring. General usage areas and balconies will be ceramic, and the steps will be natural marble. (Valid for 2+1 Villas, but for 1+1 Loft Apartments, the steps will be steel construction and wooden coating.)


ALUMINUM WORKS

The windows of all buildings will be made of double-glazed normal standard case aluminum.


PAINT WORKS

A : Interior paints in accordance with TS5808 standards, acrylic, white color and silicone will be used .

B : Exterior Facade paints will be used in accordance with TS 7847 standards, acrylic based and sandy.


ENTRANCE DOORS

Steel Doors will be used as enterance doors for all the properties onsite.


WOODEN DOORS WORKS

Flat interior doors and safes in all buildings It will be produced in the form of plug-in moldings, from MDF material, with sound insulation gasket and lacquered liner.


KITCHEN BENCHES

All kitchen cabinets will be covered with chipboard, visible surfaces will be made of high gloss material, drawer rails with stoppers, wall coverings between worktops and cabinets will be covered with Çimstone or equivalent material.




WALL CABINETS

The surfaces visible from the inside, indicated in the project, will be manufactured using high gloss material, resembling white plywood laminate. They will be implemented as sliding doors with wings or stops.


SINKS & FOUNTAINS

In the models to be determined by the project authors, white vitreous ware, chrome sinks and chrome fountains with built-in reservoirs will be used.


RAILING

Internal railings: They will be made of Spyder and 10 mm tempered glass.

Exterior railings: The common use corridor on the 1st floor on the balconies of the houses other than the ground floor will be made of rectangular cross-section, AL. handrail and 10 mm tempered glass.

Common use handrails : Common use stair railings of all types of buildings, round AL. will have handrail.


STAIRS

A : The villas will have standard reinforced concrete and covered stairs with natural marble.

 B : In the loft apartments, the step frames are steel and will be covered with natural wood.


SANITARY INSTALLATION WORK

A : Normal PPRC pipe for cold water lines in temis water installations, foiled for hot water lines PPRC pipe will be used.
B : In waste water installations, thick series plastic pipes with gaskets will be used at all joints.


HOT WATER

In all apartments, as the project owner deems appropriate 60 lt (1+1) and 80 lt (2+1) water heaters with electric and thermostat will be used in the places according to the size of the flats


WATER TANK

A central water tank will be built on site for all buildings and pumped into the system under the required pressure with sequential morors.



SUSPENDED CEILINGS

Suspended Ceilings will be constructed in accordance with the design of the interior architect.


LANDSCAPE

All areas of the landscaping in the site will be determined by the project owners, with arrangement and greening. If the house owners want to plant in the garden, the type of tree or plant that the project owners and site management will approve and/or will approve can be planted.


All SPACE & BUSINESS ITEMS

If the project authors need it, they reserve the right to make changes considering the integrity and functionality of the project, both statically and aesthetically.


WASTE CONTAINER LOCATION

It will be used at the points to be determined by the project authors and in the type and capacity to be determined by the project authors.


GENERAL CONDITIONS

The above conditions may vary in the design according to the color and harmony to be chosen by the authors or the contractor company. Materials in 3D images are for demonstration purposes only. Owners cannot hang anything on the exterior of the building, enlarge or reduce the buildings, cannot change the exterior colors
