1.GENERAL FEATURES OF THE TYPE APARTMENTS
All the apartments on the site will be constructed using C30 reinforced concrete. BC III equipment in accordance with earthquake regulations For the basement raft foundation system, for isolation basement tanking system will be used. For the exterior walls, Ecotherm brick system heat isolation will be applied. Relevant apartment is on the ground floor, with kitchen, living room, and terrace , 1 ensuite on the upstairs, 1 bedroom in total bedroom(with three different types), Bathroom-restroom, 1 terrace, stairs
2 .FLOORING WORKS
Ground floor and kitchen; Ceramic, Terraces; Ceramic, Stairs; Natural Marbles, Travertine, Granite Ceramic & Veneer. 1st Floor Bedrooms: Laminated flooring and ceramic, bathroom – restroom: Ceramic or Granite Ceramic(for wet area full elastic liquid insulation will be used.) Roof terrace: Water insulation will be made with XPS foam. TILING; On the kitchens, between counterparts and bathroom cabinets, excluding bathroom cabinets and counterparts, up to the ceiling exclusive adhesive will be applied.
3.KITCHEN CABINETS
Kitchen cabinets will be constructed with the proper laminant countreparts details which is prepared in the related project. All the counterpart cabinets will be gloss or matte chipboard material. All counterpart cabinets will have a sufficient number of shelves and drawers. Also, on counterparts there will be stainless steel1,5 bowl kitchen sink .
4. BEDROOM CABINETS
Bedroom cabinets will be constructed considering the proper details of the related project and whether they will be constructed as gloss or matte chipboard. The mentioned cabinets will have a sufficient number of shelves, drawers and hangers.
5.WOOD FRAME AND DOORS
All bathrooms, restrooms, kitchen hallway and interior doors will be prefabricated MDF covered wooden doors. There will be locks and stoppers will be on the doors. The entrance door of the apartment will be an antibacterial, wooden-look composite door. There will be a lock, a doorhandle and peephole which are compatible with the card enterance system.
6.ALUMUNUM, WINDOW AND DOOR
Window and terrace exit doors will be made of SAPA brand or similar Aluminium that is suitable to the project by their model and dimensions. The glass to be used will be tempered comfort glass. 1st floor terrace sides (wooden-look) fixed aluminium blinds will be used. (Operational ones are optional)Terrace and stair rails will be aluminum railing and glass balustrades respectively.
7.WATER TANKS
The water for the apartments will be an automatic float booster from the central water tank of the site. There will be a Vestel brand or similar electric heater with a capacity of 80 liters for hot water.
8.BATHROOM-WC EQUIPMENTS
All bathroom and WC equipment (shower cabins, soap dispenser, paper holder) will be stainless steel. All fixtures will be 1st class and chrome plated which is suitable to be used in the wet areas.
9.ELECTRICITY WIRING
As shown on site plan, a transformer building, controlled, designed and confirmed by TRNC ELECTRICITY AUTHORITY. On all private and major roads, street lighting will be installed to the TRNC ELECTRICITY AUTHORITY standards. There will be generators to feed the common areas and apartment s on the site.(Generator usage will be charged extra to the maintenance fee). Earthing line, braker and electricity meter on the specific spots that TRNC ELECTRICITY AUTHORITY specified. All electricity wiring will be established and controlled by the TRNC ELECTRICITY AUTHORITY standards. All materials used in electricity will be Mem, Wylex, Tenby, Ashley or the equivalent. There will be a video intercom device that is installed to the entrance of the apartment . There will be infrastructure providing the central TV, internet and telecommunication connection to the Apartment s. Camera and alarm system infrastructure will be built in the apartment s. A controlled barrier system will be at the entrance of the site.
10.INTERIOR, EXTERIOR PAINTING and FACADE WORKS
Based on the attached plan, the exterior sides of the construction will be three-coat plaster and acrylic painting as a finishing. The interior sides of the plan will be the first quality elastometrical paint after three-coat plaster. Before the painting is being done, all the surfaces will be cleaned and sanded, then painting is going to be applied.
11.WASTE WATER PIPING
For all common areas and apartments, central water treatment will be constructed. Waste water will be collected with the sewer project and will go through a pump station and will be pumped to the treatment unit which will be constructed on the site. It will be used for the landscape watering as treated water.
12. INFRASTRUCTURE, ROAD AND PAVING WORKS
Major roads will be constructed due to TRNC Highways Technical Specifications. Pavements will be constructed according to the specifications of the registered municipality. Minor roads and pavements of the site will be applied as seems on the attached layout sheet. On the major roads, 30cm stabilized sub-base, 20cm mechanical base, 11 cm asphalt will be applied. Pavements and Minor Roads will be finished after installing concrete paving. On all Major and Minor roads, rainwater drainage piping will be installed.
13.ENVIRONMENTAL LIGHTING AND LANDSCAPING
Along the private roads in front of the apartments, galvanized lighting posts will be used for lighting. Also, lighting equipment will be applied to the exterior walls and the garden walls for suitable spots in the apartments. Rainwater drainage will be constructed around the base of the Apartments and will be connected to the drainage pipes of the roads. Gardens and common areas of the site will remain as its natural vegetation, natural texture that is corrupted due to the constructional matter will be treated with proper landscape plants.
14.AIRCONDITIONER
On all the apartments, DAIKIN VRV central type air conditioner system, which will provide heating & cooling, will be used.
15.TECHNICAL SERVICE & MAINTENANCE
Based on the request, a technical team who can handle the cleaning and technical service duties can be provided 7/24. Monthly fees for landscape design (general areas) and servicing TBD.
17.CONTROL
During the construction process, all the materials that is going to be used will be checked for their quality sufficiency, application technique. Removal and remaking of any faulty materials applied, completion of the deficient work will be KAMTEK LTD. responsibility.
All the materials to be used will be first quality:
· Interior and exterior paint will be Marshall, Jotun or equivalent
· The ground and wall tilling : Çanakkale, Vitra or equivalent
· Kitchen and Wardrobes: MDF Lam body and Melamin door siding or equivalent material will be used.
· Kitchen Counterpart: Granit or equivalent material will be.
· Kitchen Bow: Stainless steel with 1 1/2 bowl will be used.
· Shower faucet: Grohe or equivalent.
· Over the counter: Tiles up to the cabinets.
· Electrical wiring: Mem, Wylex, Tenby, Ashley or the equivalent will be used.
· Sink: Bocchi, Vitra or equivalent will be used.
· Wall-hung water closet system : Geberit or equivalent will be used.
· Closet: Vitra, Duravit or equivalent will be used.
· Wall mounted shower: Grohe or equivalent, mounted system will be used.
· Sanitary Fittings: Grohe or equivalent will be used
· White goods: Stove,Oven, Aspirator, Refrigerator, Dish washer, Washine Machine will be Vestel brand or equivalent.
· VRV system A/C: DAIKIN VRV central type airconditioner or equivalent system will be used.
OPTIONAL SERVICES:
· Floor Heating (DAIKIN, Altherma): 13,000 GBP
· Furniture Package: 10,000 GBP
